1. What are the directions?
From North 19th Avenue you can access West Winds two ways. From the south - Turn Left on Oak Street and Right on North 27th or Buckrake. From the north - Turn Right on Baxter Lane and Left on North 27th or Buckrake. There is a map available under the "Documents" tab.
2. Can I get a hardcopy packet of this information without printing from this site?

3. How can I tell the difference between a multi-family lot, an RSL lot, and a standard single family lot?
The multi-family lots in the subdivision are signified with an "A" or "B" after the lot number. These lots must be purchased in A/B pairs for build out in a duplex configuration. An RSL lot will be noted with an RSL on the plat map and will not exceed 5000 square feet (see below for additional information). A standard single family lot will be represented by the legal address of Lot and Block only.
4. What is an RSL lot?
An RSL lot is defined as a "Restricted Size Lot." As mandated per the Uniformed Development Ordinance (UDO) within the West Winds Subdivision, RSL lots require the individual single family lot be no greater than 5000 square feet and the structure be no larger than a 1:3 ratio of living floor space to lot size. It is strongly advised that each buyer verify any changes to this ordinance with the City of Bozeman as part of their due diligence. At this time the maximum dwelling size on an RSL lot cannot be greater than 1515 square feet total.
5. Can I plan for a home with a basement?
Due to high groundwater, full or partial basements are not recommended. Additional foundation information can be found in the Covenants, the GEOTECH report; both found under the "Documents" tab or on file with the City of Bozeman.
6. Has the Homeowners Association been established at this time?

7. What are the current HOA dues for West Winds?
Dues for a Single Family home are approximately $ 196.00/year. Dues for Multi Family homes are approximately $ 188.00/year.
8. What are the current standards regarding fencing?
Backyards and side yards may be fenced with wood or materials that look like wood or certain types of vinyl. The front yard toward the public road shall not be fenced. No Chain Link or Wire fences shall be allowed. Maximum height for all fencing is 6 feet. All Fencing designs and layouts need to be approved by the Architectural Review Committee. 9. Who is the contact for The Architectural Review Committee?
Currently, the ARC is handled by Cascade Development, Inc. Their contact information is found on the Architectural Review Submittal Form located under the "Documents" tab.
10. Are their fees associated with submitting plans to this committee?
Yes, The fee for submittal is $ 100.00 per lot.
